This requirement comes after Washington Governor Bob Furgeson signed a bill into law on Monday banning exclusive marketing to select groups of buyers.\u00a0<\/p>\n<p>\u0420\u0430\u043d\u0435\u0435 \u0438\u0437\u0432\u0435\u0441\u0442\u043d\u044b\u0439 \u043a\u0430\u043a <a href=\"https:\/\/lawfilesext.leg.wa.gov\/biennium\/2025-26\/Pdf\/Bills\/Senate%20Bills\/6091.pdf\" target=\"_blank\" rel=\"noreferrer noopener\">Senate Bill 6091<\/a>, the bill amends a section to the state\u2019s real estate brokerage law that requires for sale properties to be marketed broadly to the general public. However, the law does not require sellers to allow prospective buyers into their home.\u00a0<\/p>\n<p>\u201cA broker may not market the sale or lease of residential real estate to a limited or exclusive group of prospective buyers or brokers, or any combination thereof, unless the real estate is concurrently marketed to the general public and all other brokers, except as reasonably necessary to protect the health or safety of the owner or occupant,\u201d the new law states.\u00a0<\/p>\n<p>The bill was <a href=\"https:\/\/www.housingwire.com\/articles\/washington-private-listing-bill\/\" target=\"_blank\" rel=\"noreferrer noopener\">first introduced<\/a> in January of 2026 and it was sponsored by State Senators Marko Liias (D), Chris Gildon (R), Jessica Bateman (D), Emily Alvarado (D) and John Braun (R). Washington Realtors came out in support of the bill, telling HousingWire via email that the organization is committed to advocating for bills and policies that support the association\u2019s members and their clients.\u00a0<\/p>\n<p>\u201cThe intent of the proposed legislation is to promote transparency, fairness and equal access in the residential real estate market by requiring all listings to be marketed publicly and be available to all brokers,\u201d a Washington Realtors\u2019 spokesperson wrote in an email in January. \u201cOur top public policy priority has consistently been to build communities that have a strong economy and attractive, affordable home choices \u2013 our North Star for our advocacy efforts is making Washington the most consumer-friendly state in which to buy and sell real property. Washington Realtors is supporting this bill because it\u2019s another step toward that goal.\u201d<\/p>\n<p>In an emailed statement regarding the the signing of the bill into law, the 2026 Washington Realtors president Ryan Beckett said this move by the state legislature was another example of how the state has worked hard to become the most consumer-friendly place in the country to buy and sell a home. <\/p>\n<p>\u201cSB 6091 reinforces that commitment by protecting the open marketplace Washingtonians rely on,\u201d Beckett added. \u201cWhen families are making the biggest financial decision of their lives, they deserve a process that is transparent, accessible, and fair.\u201d<\/p>\n<p>Washington\u2019s new law is not the only attempt by lawmakers to regulate brokers and sellers\u2019 usage of private listing networks, as similar bills are pending in <a href=\"https:\/\/www.housingwire.com\/articles\/illinois-private-listings-bill\/\" target=\"_blank\" rel=\"noreferrer noopener\">\u0418\u043b\u043b\u0438\u043d\u043e\u0439\u0441<\/a>, <a href=\"https:\/\/www.housingwire.com\/articles\/connecticut-bill-private-listings\/\" target=\"_blank\" rel=\"noreferrer noopener\">Connecticut and Hawaii<\/a>. However, these bills also allow sellers to opt out of the public marketing of their listing by signing disclosures acknowledging that this choice may negatively impact the sale of their home. <\/p>\n<p>Additionally, in December of 2025, <a href=\"https:\/\/www.housingwire.com\/articles\/wisconsin-real-estate-transparency\/\" target=\"_blank\" rel=\"noreferrer noopener\">\u0412\u0438\u0441\u043a\u043e\u043d\u0441\u0438\u043d <\/a>Governor Anthony Evers signed a bill into law making the public marketing of a property is the accepted default. The law is slated to go into effect on January 1, 2027. According to the law, which reflects many aspects of the <strong>National Association of Realtors\u2019s<\/strong> (\u041d\u0410\u0420) <a href=\"https:\/\/www.housingwire.com\/articles\/confused-by-the-ccp-debate-heres-what-to-know\/\" target=\"_blank\" rel=\"noreferrer noopener\">\u0427\u0435\u0442\u043a\u0430\u044f \u043f\u043e\u043b\u0438\u0442\u0438\u043a\u0430 \u0441\u043e\u0442\u0440\u0443\u0434\u043d\u0438\u0447\u0435\u0441\u0442\u0432\u0430 <\/a>(CCP), a property listed by a licensed real estate professional must be marketed broadly online within one business day of the listing agreement unless the seller affirmatively opts out by completing and signing a disclosure and opt-out form created by the state\u2019s Department of Real Estate.<\/p>\n<\/div>","protected":false},"excerpt":{"rendered":"<p>Beginning in early June, real estate professionals in Washington state must publicly market their residential real estate listings to all consumers, unless the seller can show doing so would negatively impact their health or safety.
