That figure is also up 38 bps after bottoming out at 6.14% in early March.<\/p>\n<p>Rates for 30-year loans through the <strong>\u0424\u0435\u0434\u0435\u0440\u0430\u043b\u044c\u043d\u043e\u0435 \u0436\u0438\u043b\u0438\u0449\u043d\u043e\u0435 \u0443\u043f\u0440\u0430\u0432\u043b\u0435\u043d\u0438\u0435<\/strong> (FHA) were up 4 bps during the week to 6.21%, while 30-year jumbo loan rates added 7 bps to average 6.29%. HousingWire Data analyzes locked loan rates across all borrower credit profiles.<\/p>\n<p><noscript><img decoding=\"async\" src=\"https:\/\/public.flourish.studio\/visualisation\/28408373\/thumbnail\" width=\"100%\" alt=\"visualization\"><\/noscript><\/p>\n<p>The market faces the potential of further interest rate volatility due to the ongoing <a href=\"https:\/\/www.housingwire.com\/podcast\/how-is-the-housing-market-holding-up-amid-shocks-from-iran-conflict\/\">war in Iran<\/a>, with President <a href=\"https:\/\/www.housingwire.com\/articles\/updated-list-of-all-trumps-actions-that-impact-housing\/\">\u0414\u043e\u043d\u0430\u043b\u044c\u0434 \u0422\u0440\u0430\u043c\u043f<\/a> imposing a Tuesday deadline of 8 p.m. ET for Iran to reopen the Strait of Hormuz or face further consequences.<\/p>\n<h2 class=\"wp-block-heading\" id=\"h-dimon-sounds-a-warning\">Dimon sounds a warning<\/h2>\n<p>A key U.S. banking leader weighed in this week on the larger topic of geopolitics and the prospect of greater economic turmoil as the conflicts in Iran and Ukraine wear on.<\/p>\n<p>\u0412 <a href=\"https:\/\/www.jpmorganchase.com\/ir\/annual-report\/2025\/ar-ceo-letters\">\u043f\u0438\u0441\u044c\u043c\u043e<\/a> to shareholders, <strong><a href=\"https:\/\/www.housingwire.com\/articles\/jpmorgan-mortgage-originations-2025\/\">JPMorganChase<\/a><\/strong> CEO Jamie Dimon wrote that \u201cwar is the realm of uncertainty,\u201d anticipating that the impacts will stretch far beyond those directly involved.<\/p>\n<p>\u201cNations that are heavily dependent upon imported energy are already seeing the effects. And it\u2019s not just energy, it\u2019s commodity products that are byproducts of oil and gas, like fertilizer and helium.\u201d<\/p>\n<p>Rising oil prices stemming from shortages could filter further into the global economy. A Bloomberg <a href=\"https:\/\/www.bloomberg.com\/news\/articles\/2026-04-04\/us-inflation-seen-spiking-in-first-snapshot-since-iran-war?srnd=phx-economics-v2\">survey of economists<\/a>, released in advance of Friday\u2019s Consumer Price Index (CPI) data for March, found that <a href=\"https:\/\/www.housingwire.com\/articles\/february-2026-cpi-inflation\/\">\u0438\u043d\u0444\u043b\u044f\u0446\u0438\u044f<\/a> is expected to rise 1%, the largest gain for a single month since 2022. Core inflation, which excludes food and energy prices, is expected to rise 0.3% on a monthly basis.<\/p>\n<p>Rising risk has also spurred feedback from monetary policymakers like Beth Hammack, president of the <strong>\u0424\u0435\u0434\u0435\u0440\u0430\u043b\u044c\u043d\u044b\u0439 \u0440\u0435\u0437\u0435\u0440\u0432\u043d\u044b\u0439 \u0431\u0430\u043d\u043a \u041a\u043b\u0438\u0432\u043b\u0435\u043d\u0434\u0430<\/strong>. <\/p>\n<p>Hammack, who is a voting member of the <strong>\u0424\u0435\u0434\u0435\u0440\u0430\u043b\u044c\u043d\u044b\u0439 \u043a\u043e\u043c\u0438\u0442\u0435\u0442 \u043f\u043e \u043e\u0442\u043a\u0440\u044b\u0442\u044b\u043c \u0440\u044b\u043d\u043a\u0430\u043c<\/strong> (FOMC) in 2026, told The Associated Press this week that she will press for no changes to benchmark interest rates \u201cfor quite some time\u201d \u2014 and also <a href=\"https:\/\/apnews.com\/article\/inflation-federal-reserve-interest-rates-de214f6eb7853bef424967f6d1caf11d\">cautioned<\/a> that an increase in the federal funds rate is not out of the question.<\/p>\n<p>The Fed has not raised rates since July 2023, when a 25-bps hike brought the target range to 5.25% to 5.5%. A total of six cuts since then has reduced rates by 175 bps.<\/p>\n<p>\u201cI can foresee scenarios where we would need to reduce rates \u2026 if the labor market deteriorates significantly,\u201d Hammack said. \u201cOr I could see where we might need to raise rates if inflation stays persistently above our target.\u201d<\/p>\n<p>Positive news arrived last week in the form of a surprising <a href=\"https:\/\/www.housingwire.com\/articles\/so-far-2026-job-growth-is-better-than-2025\/\">\u043e\u0442\u0447\u0435\u0442 \u043e \u0432\u0430\u043a\u0430\u043d\u0441\u0438\u044f\u0445<\/a>, with U.S. employers adding 178,000 jobs in March. HousingWire Lead Analyst Logan Mohtashami believes that \u201cthe Fed will be totally fine with the jobs data as long as jobless claims and the unemployment rate are low. Which means they won\u2019t be cutting rates aggressively anytime soon.\u201d<\/p>\n<h2 class=\"wp-block-heading\" id=\"h-status-check-for-housing\">Status check for housing<\/h2>\n<p>This week\u2019s HousingWire <a href=\"https:\/\/www.housingwire.com\/articles\/how-is-the-housing-market-weathering-war-time-economics\/\">\u0422\u0440\u0435\u043a\u0435\u0440 \u0440\u044b\u043d\u043a\u0430 \u0436\u0438\u043b\u044c\u044f<\/a> showed that buyer and seller activity is subdued in response to higher rates. Weekly pending home sales and new listings were down on a yearly basis, while purchase mortgage application growth declined from 5% to 1% year over year.<\/p>\n<p>According to Lisa Sturtevant, chief economist for <strong>\u042f\u0440\u043a\u0438\u0439 \u041c\u041b\u0421<\/strong>, \u201cthe spring housing market is in a holding pattern right now\u201d due to rate uncertainty. Consumers who were seriously considering a home purchase if rates fell below 6% are particularly impacted, she said.<\/p>\n<p>\u201cThe volatility in rates will keep more prospective home sellers in their homes, particularly those with a sub-3% mortgage rate. And buyers are having to do new math to see how much they can afford with rates now close to 6.5%,\u201d Sturtevant said.<\/p>\n<p>Ryan O\u2019Malley, head of portfolio management at <strong>Ducenta Squared Asset Management<\/strong>, shared a rosier outlook in prepared remarks.<\/p>\n<p>\u201cMortgage rates have eased about 15 basis points over the past two weeks, largely reflecting a pullback in rate volatility as geopolitical risks begin to stabilize,\u201d he said.<\/p>\n<p>\u201cWe\u2019re also seeing mortgage spreads tighten, a sign that investors are getting more comfortable stepping back into the space. For borrowers, that\u2019s translating into slightly lower financing costs, but the bigger story is that markets are starting to price in less upside risk to inflation and rates from here.\u201d<\/p>\n<p>In his letter to Chase shareholders, Dimon touched on proposed changes to capital requirements that, if enacted, could spur more <a href=\"https:\/\/www.housingwire.com\/articles\/banks-mortgage-capital-rules\/\">bank activity in mortgages<\/a> and potentially lower rates through additional competition.<\/p>\n<p>Dimon said Chase had \u201cmixed\u201d reactions to the revised proposals for <a href=\"https:\/\/www.housingwire.com\/articles\/basel-iii-mortgage-capital\/\">\u0411\u0430\u0437\u0435\u043b\u044c III<\/a> and the Global Systemically Important Banks (GSIB). He added that \u201cexcessive rules\u201d for mortgage originators, servicers and secondary market participants have deterred banks through increased costs.<\/p>\n<p>\u201cMortgage <a href=\"https:\/\/www.housingwire.com\/articles\/trump-orders-housing-mortgage-credit\/\">regulatory reform<\/a> alone would make the mortgage business far safer and generate an additional 500,000 mortgages a year,\u201d he wrote. \u201c<a href=\"https:\/\/www.housingwire.com\/articles\/grappling-with-state-mandated-density-sharp-local-pushback\/\">Local zoning requirements<\/a> often limit affordable housing and make it much more expensive.
