{"id":63151,"date":"2026-05-30T03:00:17","date_gmt":"2026-05-30T01:00:17","guid":{"rendered":"https:\/\/housesmarketplace.com\/tennessee-brokers-brace-for-zillow-listing-cutoff-amid-realtracs-dispute\/"},"modified":"2026-05-30T03:00:17","modified_gmt":"2026-05-30T01:00:17","slug":"tennessee-brokers-brace-for-zillow-listing-cutoff-amid-realtracs-dispute","status":"publish","type":"post","link":"https:\/\/housesmarketplace.com\/ru\/tennessee-brokers-brace-for-zillow-listing-cutoff-amid-realtracs-dispute\/","title":{"rendered":"Tennessee brokers brace for Zillow listing cutoff amid Realtracs dispute"},"content":{"rendered":"<div>\n<p>A little over a week after real estate agents and brokers in the Chicagoland area saw their listings disappear from <strong>\u0417\u0438\u043b\u043b\u043e\u0443 <\/strong>\u043f\u043e\u0441\u043b\u0435 <strong>\u0414\u0430\u043d\u043d\u044b\u0435 \u043e \u043d\u0435\u0434\u0432\u0438\u0436\u0438\u043c\u043e\u0441\u0442\u0438 \u0421\u0440\u0435\u0434\u043d\u0435\u0433\u043e \u0417\u0430\u043f\u0430\u0434\u0430<\/strong> (MRED) <a href=\"https:\/\/www.housingwire.com\/articles\/mred-suspends-zillow-feed\/\" target=\"_blank\" rel=\"noreferrer noopener\">suspended its data feed <\/a>to the listing portal giant, real estate professionals in Tennessee are preparing for the <a href=\"https:\/\/www.housingwire.com\/articles\/antitrust-mred-zillow-listings\/\" target=\"_blank\" rel=\"noreferrer noopener\">same possibility.\u00a0<\/a><\/p>\n<p>\u0412 <a href=\"https:\/\/www.housingwire.com\/articles\/realtracs-zillow-idx-feed\/\" target=\"_blank\" rel=\"noreferrer noopener\">an email <\/a>sent to broker members on Wednesday, Tennessee-based MLS <strong>Realtracs <\/strong>informed subscribers that it was preparing to suspend its listing feed to Zillow on June 1 if Zillow did not adhere to its updated IDX display rules by a May 31 deadline. <\/p>\n<p>According to Realtracs, on April 29 it updated its IDX display rule to require vendors and portals to display all listings entered into Realtracs that match a consumer\u2019s search criteria in their consumer search results unless the seller has specifically elected to not include their property listing or address in public displays. As of Wednesday, Realtracs said Zillow was the only platform to not be in compliance with the updated agreement terms.\u00a0<\/p>\n<p>\u201cWe do not expect that to change, given <a href=\"https:\/\/www.housingwire.com\/articles\/zillows-pre-emptive-strike-on-private-listings\/\" target=\"_blank\" rel=\"noreferrer noopener\">Zillow\u2019s own rule<\/a> [listing access standards] that prevents sellers from choosing how their properties are marketed and has resulted in dozens of banned Realtracs listings,\u201d Realtracs\u2019 email to brokers stated.\u00a0<\/p>\n<p>As Debra Beagle, the CEO and broker-owner of <strong>The Ashton Real Estate Group of REMAX Advantage<\/strong>, heads into the weekend wondering what will happen come Monday, she told HousingWire that the whole situation is \u201cvery confusing\u201d for herself, her agents and her clients.\u00a0<\/p>\n<p>\u201cOur sellers want our listings on Zillow and agents have told us this. We also handle Zillow Seller leads in our area. We always put our listings in Realtracs unless a seller signs the Realtracs waiver not wanting any public marketing at all \u2014 no sign, no advertising publicly,\u201d Beagle said. \u201cRealtracs has always had that waiver option since May 2020. I, as a broker, have to sign that form when a seller requests that. In the five years we\u2019ve only maybe had three dozen sellers ever select that option out of almost 7,000 listings.\u201d<\/p>\n<p>Beagle noted that Zillow does allow brokers to supply it with a direct listing feed, something she and Gary Ashton, the founder of The Ashton Real Estate Group of REMAX Advantage, said they were working to ensure was in place before the weekend.\u00a0<\/p>\n<p>\u201cWe have a responsibility to our clients to make sure we maximize their exposure through all channels \u2014 <strong>\u0420\u0438\u044d\u043b\u0442\u043e\u0440.com<\/strong>, REMAX.com, <strong>\u0414\u043e\u043c\u0430.com<\/strong> \u0438 <strong>\u0417\u0438\u043b\u043b\u043e\u0443<\/strong>,\u201d Ashton said. \u201cSo, we are in the process of enabling a direct feed so our clients aren\u2019t impacted.\u201d<\/p>\n<p>Beagle added that their sellers \u201cwant the most exposure possible to their listings.\u201d\u00a0<\/p>\n<p>\u201cThat is why they list with us. And our buyers want to be able to see all properties available,\u201d she added.\u00a0<\/p>\n<h2 class=\"wp-block-heading\" id=\"h-very-unlike-the-mred-situation\">\u201cVery unlike the MRED situation\u201d<\/h2>\n<p>Like Beagle and Ashton, Phillip Cantrell\u2019s firm <strong>Benchmark Realty<\/strong> also has a direct listing feed with Zillow, as well as other portals, which he said was due to agent feedback on consumer preferences to have their listings on all portals.\u00a0<\/p>\n<p>Despite potentially facing the same situation as brokers in the Chicagoland area last week, Cantrell told <strong>\u0416\u0438\u043b\u044c\u0435\u041f\u0440\u043e\u0432\u043e\u043b\u043e\u043a\u0430<\/strong> that the situation with Realtracs is \u201cvery unlike the MRED situation.\u201d\u00a0<\/p>\n<p>\u201cRealtracs is one of the best run MLSs in the country. Heretofore, any portal could go to them and get a syndicated feed for $50\/month. Most portals took that and repurposed the data, reselling it to the consumer, making huge profits off of the broker and agent\u2019s work product. With zero compensation to the broker or agent for it,\u201d Cantrell wrote in a <a href=\"http:\/\/facebook.com\/story.php?story_fbid=10237983572642675&amp;id=1661172863&amp;mibextid=wwXIfr&amp;rdid=TFl2HOmvcLBqTCFN&amp;share_url=https%3A%2F%2Fwww.facebook.com%2Fshare%2Fp%2F1CadQpqTCa%2F%3Fmibextid%3DwwXIfr#\" target=\"_blank\" rel=\"noreferrer noopener\">\u043f\u043e\u0447\u0442\u0430 <\/a>on Facebook. <\/p>\n<p>\u201cAll this move by Realtracs means is they are saying \u2018Hey everybody, we are an IT\/data company, warehousing and providing products to access the data, all of which belongs to the broker. If you want to allow a feed, charge for a feed, or terminate a feed, it\u2019s up to you, not us.\u2019 Smart move indeed.\u201d<\/p>\n<p>In Cantrell\u2019s mind, Realtracs\u2019 warning to Zillow shows that the MLS is \u201cstepping out of the middle of deciding winners and losers\u201d and is allowing brokers to decide if they want their listings syndicated to Zillow.\u00a0<\/p>\n<p>\u201cWhat this newest change means is that instead of Realtracs being the one who decides who follows what rule, they have placed all the tools necessary in the broker\u2019s hands (the owner of the data) and what the broker does with it is up to them,\u201d Cantrell told HousingWire via email.\u00a0<\/p>\n<h2 class=\"wp-block-heading\" id=\"h-zillow-s-response\">Zillow\u2019s response<\/h2>\n<p>It remains to be seen whether Realtracs will follow through with suspending Zillow\u2019s listing feed on Monday if the listing portal fails to comply with the MLS\u2019s updated IDX display rules. In an emailed statement, a Zillow spokesperson told HousingWire that Realtracs\u2019 decision to cut off Zillow\u2019s listing feed is \u201cthe same playbook already documented in federal court: a coordinated campaign, initiated by <strong>Compass International Holdings <\/strong>CEO Robert Reffkin, to pressure MLSs across the country into pulling sellers\u2019 listings off Zillow.\u201d<\/p>\n<p>\u201cNashville\u2019s MLS has threatened to cut Nashville-area sellers off from Zillow, the most-visited real estate platform in the country, unless Zillow abandons the standards it has put in place to ensure buyers can trust what they see on our platform,\u201d the spokesperson wrote. \u201cA judge on Friday just ordered the MLS in Chicago to <a href=\"https:\/\/www.housingwire.com\/articles\/judge-restores-zillow-mred-feeds\/\" target=\"_blank\" rel=\"noreferrer noopener\">restore our listing feed.<\/a> Nashville sellers and buyers deserve access to a full, transparent market. Zillow\u2019s listing access standards exist to protect that. We will not abandon them.\u201d<\/p>\n<p>Earlier this month, Zillow filed <a href=\"https:\/\/www.housingwire.com\/articles\/zillow-mred-compass-lawsuit\/\" target=\"_blank\" rel=\"noreferrer noopener\">an antitrust lawsuit <\/a>against Compass and MRED claiming the two firms \u00a0conspired to withhold listing data and pressure Zillow to carry private \u201chidden\u201d listings nationwide. Last Friday, a federal judge partially granted Zillow\u2019s motion for a temporary restraining order, requiring MRED to restore its listing feed and Zillow to display any listings that were in the MLS\u2019s system as of May 21. <\/p>\n<p>Additionally, Zillow is not allowed to ban listings within ZIP codes nationwide where MRED has had listings between April 2025 and April 2026. The temporary restraining order is set to expire next Friday, however the firms are slated to take part in a <a href=\"https:\/\/www.housingwire.com\/articles\/zillow-mred-discovery-schedule\/\" target=\"_blank\" rel=\"noreferrer noopener\">two day hearing in early July <\/a>regarding Zillow\u2019s <a href=\"https:\/\/www.housingwire.com\/articles\/zillow-injunction-mred-cutoff\/\" target=\"_blank\" rel=\"noreferrer noopener\">preliminary injunction motion<\/a>, which also seeks to prevent MRED from suspending Zillow\u2019s listing feed.\u00a0<\/p>\n<p>While, as of Friday afternoon, Zillow has not taken legal action against Realtracs regarding the possible suspension of it listing feed, in <a href=\"https:\/\/www.zillow.com\/news\/nashville-home-buyers-sellers-may-be-cut-off-from-zillow\/\" target=\"_blank\" rel=\"noreferrer noopener\">\u043f\u043e\u0441\u0442 <\/a>on the firm\u2019s Front Porch blog on Thursday, the company claimed that this was part of Compass\u2019s \u201c<a href=\"https:\/\/www.housingwire.com\/articles\/zillow-injunction-mred-idx-vow\/\" target=\"_blank\" rel=\"noreferrer noopener\">campaign<\/a> to roll back America\u2019s open and transparent housing market. Sellers and buyers would be harmed, while the country\u2019s largest brokerage benefits.\u201d <\/p>\n<p>Zillow claims that Realtracs is doing this \u201cto line its own pockets and advance the interests of Compass, the largest U.S. real estate brokerage.\u201d\u00a0<\/p>\n<p>\u201cWhat\u2019s happening in Nashville is just one piece of a bigger puzzle. Chicago was the first. Nashville is likely not the last. Compass has devised this broader scheme designed to spread until America\u2019s open and transparent housing market is replaced by one that works better for a single large brokerage than for buyers and sellers,\u201d the post states. \u201cZillow will continue its fight to ensure this playbook cannot take root permanently, in Nashville or anywhere else.
