Southern Nevada home prices climbed to a new record in May 2026 despite a sluggish sales environment, underscoring the resilience of the Las Vegas housing market even as elevated borrowing costs and affordability pressures continue to weigh on transaction volumes.<\/p>\n
The median price of an existing single-family home sold in May rose to a record $490,000, according to data released Tuesday by Las Vegas Realtors. The figure surpassed the previous peak of $488,995 reached in November 2025 and marked a 2.1% increase from a year earlier.<\/p>\n
While prices pushed higher, sales activity remained subdued. A total of 2,575 existing homes, condominiums, and townhomes changed hands during the month. Single-family home sales declined 1.0% from a year ago, while condo and townhome sales fell 8.9%, reflecting a market that continues to struggle with reduced buyer activity.<\/p>\n
“Although single-family home prices hit a new high-water mark in May, local home prices have still been pretty stable this year,” said Las Vegas Realtors President George Kypreos. “And even though the number of homes being sold has been fairly flat, we’re confident the demand for homes here in Southern Nevada remains strong.”<\/p>\n
The condominium segment continued to lag the broader market. The median condo and townhome price fell 3.9% year-over-year to $295,000, remaining well below the record high of $315,000 established in October 2024.<\/p>\n
Inventory levels edged higher, providing buyers with more options than they had a year ago. By the end of May, 6,784 single-family homes were listed for sale without offers, up 2.1% from the same period last year. Available condo and townhome inventory increased 5.1% to 2,639 units.<\/p>\n
At the current pace of sales, Southern Nevada’s housing market carried more than three-and-a-half months of available supply, slightly above year-earlier levels but still below the threshold typically associated with a fully balanced market.<\/p>\n
Market velocity also slowed. About 77.4% of existing homes and 72.9% of condos and townhomes sold within 60 days, down from 81.6% and 76.5%, respectively, a year earlier.<\/p>\n
Cash buyers accounted for 21.7% of all property purchases in May, down modestly from 22.8% a year ago and dramatically below the post-financial-crisis peak of 59.5% recorded in February 2013.<\/p>\n
Distressed sales remained largely absent from the market. Short sales and foreclosures represented just 0.9% of all existing property transactions during the month, compared with 0.6% a year earlier.<\/p>\n
Despite weaker unit sales, rising home values supported overall transaction volume. The total value of residential real estate sold through the Multiple Listing Service reached nearly $1.3 billion for single-family homes during May, up 2.5% from a year earlier. Transaction value for condos, high-rise condos, and townhomes totaled nearly $163 million, down 10.5%.<\/p>\n
The latest figures suggest Southern Nevada’s housing market remains characterized by steady pricing, constrained affordability, and modestly improving inventory levels.
