But mortgage rates are right at a key level now and with the Iran conflict entering its <a href=\"https:\/\/www.npr.org\/2026\/07\/18\/nx-s1-5898916\/us-iran-escalate-strikes\">2.0 stage<\/a>, can housing hold up?\u00a0<\/p>\n<p>Today\u2019s tracker will give us a look at data that shows a slight slowdown from the previous trend, as mortgage rates stayed above 6.64% most of last week. However, the <strong>\u0424\u0435\u0434\u0435\u0440\u0430\u043b\u044c\u043d\u044b\u0439 \u0440\u0435\u0437\u0435\u0440\u0432 <\/strong>doesn\u2019t like it when oil prices are up, and yet doesn\u2019t care to comment much when they\u2019re down.\u00a0<\/p>\n<p>The housing market in the past few years has not done well when mortgage rates get above 6.64%. If this renewed conflict continues to escalate, look for the Federal Reserve hawks \u2014 who were very vocal last week \u2014 to get louder about this event. Mortgage rates behaved well this week considering the conflict news and hawkish Fed statements, but still, we are near the peak of the forecast on both bond yields and mortgage rates, and this weekend so far has been filled with many <a href=\"https:\/\/www.foxnews.com\/live-news\/iran-war-trump-israel-hormuz-oil-july-18-2026\">\u043e\u0442\u0440\u0438\u0446\u0430\u0442\u0435\u043b\u044c\u043d\u044b\u0439<\/a> headlines.<\/p>\n<p><noscript><img decoding=\"async\" src=\"https:\/\/public.flourish.studio\/visualisation\/29726224\/thumbnail\" width=\"100%\" alt=\"chart visualization\"><\/noscript><\/p>\n<h2 class=\"wp-block-heading\" id=\"h-mortgage-spreads\">\u0418\u043f\u043e\u0442\u0435\u0447\u043d\u044b\u0435 \u0441\u043f\u0440\u0435\u0434\u044b<\/h2>\n<p>One thing is for sure this year: our entire housing discussion would have been different if <a href=\"https:\/\/www.housingwire.com\/podcast\/mortgage-spreads-keeping-rates-under-7\/\">\u0438\u043f\u043e\u0442\u0435\u0447\u043d\u044b\u0435 \u0441\u043f\u0440\u0435\u0434\u044b <\/a>didn\u2019t improve this year. 2023 spreads would have had us near 8% rates right now, and 2024 and 2025 spreads would have us over 7%\u00a0most of the year, so hug a mortgage spread folks. <\/p>\n<p>In the past few years, housing would have already slowed down because housing demand doesn\u2019t do well with rates over 7%. Then we would all have to wait for rates to get below 6.64% before sales started to improve.<\/p>\n<p><noscript><img decoding=\"async\" src=\"https:\/\/public.flourish.studio\/visualisation\/29726233\/thumbnail\" width=\"100%\" alt=\"chart visualization\"><\/noscript><\/p>\n<p>Historically, mortgage spreads have ranged from 1.60% to 1.80%. Last week, spreads were at 1.97%, up from 1.95% the week before.<\/p>\n<p>Let\u2019s compare last week\u2019s mortgage rates to where they would have been over the last three years, given the 10-year yield\u2019s current level:<\/p>\n<ul class=\"wp-block-list\">\n<li>If we had the worst mortgage spread levels of 2023, mortgage rates would be <strong>7.77%<\/strong> today, not<strong> 6.63%.<\/strong><\/li>\n<li>If we had the worst levels of 2024, mortgage rates would be <strong>7.40%<\/strong> \u0441\u0435\u0433\u043e\u0434\u043d\u044f.\u00a0<\/li>\n<li>If we had the worst levels of 2025, mortgage rates would be <strong>7.20%<\/strong> \u0441\u0435\u0433\u043e\u0434\u043d\u044f.<\/li>\n<\/ul>\n<h2 class=\"wp-block-heading\" id=\"h-weekly-pending-sales\">\u0415\u0436\u0435\u043d\u0435\u0434\u0435\u043b\u044c\u043d\u044b\u0435 \u043e\u0436\u0438\u0434\u0430\u0435\u043c\u044b\u0435 \u043f\u0440\u043e\u0434\u0430\u0436\u0438<\/h2>\n<p>\u041d\u0430\u0448 <a href=\"https:\/\/www.housingwire.com\/pending-homes-sales\/\">\u043e\u0436\u0438\u0434\u0430\u0435\u043c\u044b\u0435 \u0434\u0430\u043d\u043d\u044b\u0435 \u043f\u043e \u043f\u0440\u043e\u0434\u0430\u0436\u0430\u043c \u0436\u0438\u043b\u044c\u044f <\/a>provides a week-to-week perspective, though results can be affected by holidays and short-term fluctuations. This weekly pending sales data typically takes 30-60 days to be reflected in the sales data.\u00a0<\/p>\n<p>We had the traditional Fourth of July weekend hit to the data two weeks ago, and the traditional rebound last week. However, the demand was slightly negative year over year. Mortgage rates spent most of last week above 6.64%. Remember, the year-over-year comps will be more difficult now as the housing market shifted last year in mid-June. We need to keep an eye on this going out if rates stay here or go higher.\u00a0<\/p>\n<p>Here are the pending sales for last week over the last two years:<\/p>\n<ul class=\"wp-block-list\">\n<li>2026: 66,654<\/li>\n<li>2025: 66,680<\/li>\n<\/ul>\n<p><noscript><img decoding=\"async\" src=\"https:\/\/public.flourish.studio\/visualisation\/29726293\/thumbnail\" width=\"100%\" alt=\"chart visualization\"><\/noscript><\/p>\n<h2 class=\"wp-block-heading\" id=\"h-mortgage-purchase-application-data\">\u0414\u0430\u043d\u043d\u044b\u0435 \u0437\u0430\u044f\u0432\u043a\u0438 \u043d\u0430 \u043f\u043e\u043a\u0443\u043f\u043a\u0443 \u0438\u043f\u043e\u0442\u0435\u043a\u0438<\/h2>\n<p>Purchase application data typically sees a week-to-week decline during this calendar week every year, so the negative 7% week-to-week wasn\u2019t a surprise in the data, but it was also negative year over year \u2014 not by much at 2%, but still negative.\u00a0The comps year over year will be more challenging as soon we will enter a time when rates were lower last year versus this year. Two weeks ago we had the traditional decline in inventory because of the Fourth of July, and we got the traditional rebound this week. Also with this data line, the year-over-year comps will get easier to show growth as the housing market shifted last year at this time as demand picked up.<\/p>\n<ul class=\"wp-block-list\">\n<li>Weekly inventory change:(July 10-July 17): Inventory rose from<strong> 844,011<\/strong> \u043a<strong> 859,359<\/strong><\/li>\n<li>Same week last year: (July 5-July 12): Inventory rose from <strong>846,843 <\/strong>\u043a<strong> 856,731<\/strong><\/li>\n<\/ul>\n<p><noscript><img decoding=\"async\" src=\"https:\/\/public.flourish.studio\/visualisation\/29726274\/thumbnail\" width=\"100%\" alt=\"chart visualization\"><\/noscript><\/p>\n<h2 class=\"wp-block-heading\" id=\"h-new-listings\">\u041d\u043e\u0432\u044b\u0435 \u043e\u0431\u044a\u044f\u0432\u043b\u0435\u043d\u0438\u044f<\/h2>\n<p>The seasonal decline in new listings has arrived. Traditionally, there would be 80,000-100,000 new listings during the seasonal peak weeks, but we\u2019ve only cracked above 80,000 four times this year and never in back-to-back weeks. Still, new listing data for 2025 and 2026 are better than in 2023 and 2024. For the most part, price-cut percentages this year have been lower than last year. This is a by-product of inventory growth slowing down and, in some weeks, the data being negative year over year.\u00a0<\/p>\n<p>In my 2026 home-price <a href=\"https:\/\/www.housingwire.com\/articles\/housingwire-2026-housing-forecast\/\">\u043f\u0440\u043e\u0433\u043d\u043e\u0437<\/a>, I had a negative 0.62% call for the year nationally. <a href=\"https:\/\/www.housingwire.com\/articles\/housing-affordability-is-improving-as-wages-outpace-home-price-growth\/\">Home-price growth<\/a> really isn\u2019t going anywhere this year, but the percentage of price cuts has been lower year over year for most of 2026.\u00a0My forecast of negative -0.62% might be hard to achieve, as most of the home price indexes are showing price growth between 1%-2%.<\/p>\n<p>\u041f\u0440\u043e\u0446\u0435\u043d\u0442 \u0441\u043d\u0438\u0436\u0435\u043d\u0438\u044f \u0446\u0435\u043d \u0437\u0430 \u043f\u0440\u043e\u0448\u0435\u0434\u0448\u0443\u044e \u043d\u0435\u0434\u0435\u043b\u044e:<\/p>\n<ul class=\"wp-block-list\">\n<li>2026: 40.21%<\/li>\n<li>2025: 41%<\/li>\n<\/ul>\n<p><noscript><img decoding=\"async\" src=\"https:\/\/public.flourish.studio\/visualisation\/29726282\/thumbnail\" width=\"100%\" alt=\"chart visualization\"><\/noscript><\/p>\n<h2 class=\"wp-block-heading\" id=\"h-the-week-ahead-iran-conflict-bond-auctions-and-new-home-sales\">The week ahead: Iran conflict, bond auctions and new home sales <\/h2>\n<p>We are back to watching the Iran conflict, as oil prices are back up and there doesn\u2019t seem to be any plans as of now to get another version of the deal done.
