Central Florida’s housing market continued to build momentum in June, with home sales increasing for the fifth consecutive month as buyers returned during one of the region’s busiest seasonal periods. New data from the Orlando Regional Realtor Association shows overall residential sales climbed 8.0% month-over-month, rising from 2,711 transactions in May to 2,929 in June.<\/p>\n
The latest figures mark a consistent upward trend for 2026, with sales activity increasing every month so far this year despite elevated borrowing costs. The average 30-year mortgage rate tracked by Freddie Mac held steady at 6.5% in June, unchanged from May, underscoring the market’s ability to sustain demand even as financing conditions remain restrictive compared with recent years.<\/p>\n
“Summer is typically one of the most active periods in the Central Florida housing market each year, and 2026 is no exception,” said Chris Atwell, 2026 president of the Orlando Regional Realtor Association. “Sales have climbed consistently each month so far this year, and June kept the streak alive with increases across the board compared to May.”<\/p>\n
Home prices also strengthened during the month. The median sales price reached $416,308 in June, up from $407,002 in May and above the $409,631 median recorded in June 2025. Single-family homes accounted for the majority of activity, with 2,301 sales in June, an 8.1% increase from May’s 2,129 transactions. The median price for single-family homes rose to $451,922.<\/p>\n
The condominium and townhouse segment also posted gains, with sales increasing 7.9% month-over-month to 628 transactions, compared with 582 in May. The median price for condos and townhomes was $301,057.<\/p>\n
Inventory remained relatively stable, with 11,924 homes available for sale in June, a slight increase from 11,914 in May. However, improving sales velocity reduced market supply to 4.1 months, down from 4.4 months in May. While below the six-month threshold typically associated with a balanced market, inventory levels remain significantly higher than during the pandemic-era shortage.<\/p>\n
New listings provided additional support for buyers, increasing 4.6% from May to June, with 3,978 new properties entering the market compared with 3,802 the previous month.<\/p>\n
Homes averaged 62 days on the market in June, improving from 66 days in May, indicating steady buyer engagement. Distressed sales remained minimal, with just nine foreclosures and short sales representing 0.3% of all transactions.<\/p>\n
