The Las Vegas housing market showed early signs of moderation in July, with home prices retreating from recent records while sales activity remained relatively stable despite elevated mortgage rates and a gradual increase in available inventory.<\/p>\n
According to a report released this week by Las Vegas Realtors, the median price of an existing single-family home sold through the local Multiple Listing Service reached $480,000 in July 2026. The figure represented a 1% decline from a year earlier and was 2% below the record median price established in May and June.<\/p>\n
The condominium and townhome market also softened slightly. The median sales price for those properties was $290,000 in July, unchanged from the same month a year earlier and significantly below the market peak of $315,000 reached in October 2024.<\/p>\n
“Despite the slight decline in prices during July, we’re seeing a steady demand for homes here in Southern Nevada, and that continues to drive home sales and keep prices near record levels,” said LVR President George Kypreos, a longtime local REALTOR\u00ae. He noted that buyer demand has remained resilient even as borrowing costs have stayed elevated.<\/p>\n
Inventory Continues to Expand<\/strong><\/p>\n The market’s biggest shift has been on the supply side. By the end of July, 7,442 single-family homes were listed for sale without an accepted offer, a 4.1% increase from a year earlier.<\/p>\n The unsold inventory of condos and townhomes totaled 2,719 units, up 3.7% from July 2025.<\/p>\n The increase in available properties has helped move Las Vegas closer to a more balanced market after several years of tight inventory conditions. The current sales pace represents roughly a four-month supply of housing, similar to levels seen a year ago.<\/p>\n Sales Remain Stable Despite Market Headwinds<\/strong><\/p>\n Southern Nevada recorded 2,587 existing home, condominium and townhome sales in July.<\/p>\n Single-family home sales increased 1.2% compared with July 2025, while condo and townhome transactions declined 1.1%.<\/p>\n The overall pace of sales so far this year has remained comparable to 2025, which marked the weakest annual sales performance in the region since 2007. Market activity has generally trended lower since the pandemic-era peak in 2021, when Las Vegas recorded a record 50,010 property transactions.<\/p>\n Homes Still Moving at a Healthy Pace<\/strong><\/p>\n Despite higher financing costs and increased inventory, most properties that sell are continuing to find buyers relatively quickly.<\/p>\n In July, 80% of existing single-family homes sold within 60 days, compared with 78.8% during the same month a year earlier.<\/p>\n For condos and townhomes, 67.6% sold within 60 days, down from 73.5% a year earlier.<\/p>\n Cash buyers represented 23.9% of all local property transactions in July, nearly unchanged from the 23.8% share recorded one year earlier. Cash activity remains far below the February 2013 peak, when cash purchases accounted for 59.5% of sales.<\/p>\n Distressed Sales Remain Historically Low<\/strong><\/p>\n The Las Vegas market continues to avoid the distressed-sale pressures seen during the housing crash of the late 2000s.<\/p>\n Short sales and foreclosures accounted for only 0.7% of all existing property sales in July, compared with 0.9% a year earlier.<\/p>\n Nearly $1.5 Billion in Monthly Transactions<\/strong><\/p>\n The total value of residential real estate transactions tracked through the MLS approached $1.3 billion for single-family homes and exceeded $169 million for condos, high-rise condos and townhomes during July.<\/p>\n Compared with July 2025, transaction values increased 2.1% for single-family homes and 0.4% for condos and townhomes.<\/p>\n The latest figures suggest Las Vegas is entering a period of market normalization: prices remain historically elevated, demand has held steady, inventory is slowly expanding, and buyers appear increasingly sensitive to affordability challenges created by higher interest rates.<\/p>","protected":false},"excerpt":{"rendered":" Residential Inventory Builds and Buyers Hold Firm The Las Vegas housing market showed early signs of moderation in July, with home prices retreating from recent records while sales activity remained relatively stable despite elevated mortgage rates and a gradual increase in available inventory.
