The decline marked the 29th consecutive month in which the national luxury threshold has fallen on an annual basis.<\/p>\n<p>The adjustment extended across the high end of the market. The threshold for the top 5% of listings declined 1.2% from a year earlier, while the threshold for the top 1% fell 1.7%. Million-dollar properties also represented a slightly smaller share of available inventory, accounting for 13.2% of active listings in July.<\/p>\n<p>But the numbers do not point to a broad collapse in luxury demand. Instead, the market appears to be undergoing a more complicated reset in which prices are softening in some cities while scarce inventory and rapid sales continue to support high-end markets elsewhere.<\/p>\n<p>&#8220;The national luxury market continues to normalize, but the forces driving prices vary significantly from one market to another,&#8221; said Anthony Smith, senior economist at Realtor.com. &#8220;Some markets are undergoing broader price adjustments after several years of rapid appreciation, while others are seeing luxury inventory move quickly enough that available listings are shrinking.&#8221;<\/p>\n<p><strong>Austin Leads the Declines<\/strong><\/p>\n<p>Austin recorded the nation&#8217;s sharpest annual decline among major luxury markets. Its luxury threshold fell 9.6% to $1,262,726, more than three times the national rate of decline.<\/p>\n<p>The Texas market also saw its inventory of million-dollar listings fall 17.8%, while both its 95th- and 99th-percentile price thresholds declined from a year earlier.<\/p>\n<p>Boston and San Francisco followed, each recording an 8.6% annual decline in their luxury thresholds. Yet the underlying market dynamics were markedly different.<\/p>\n<p>Boston&#8217;s inventory of million-dollar listings increased 7.4% from a year earlier, suggesting greater supply at the high end. San Francisco, by contrast, saw million-dollar inventory plunge 20.9%.<\/p>\n<p>That shrinking supply is occurring despite lower luxury price thresholds. Million-dollar homes in San Francisco sold in a median of just 37 days, the fastest pace among the luxury markets analyzed.<\/p>\n<p>&#8220;A lower luxury threshold doesn&#8217;t necessarily mean demand has weakened,&#8221; Smith said. &#8220;In some markets, declining thresholds reflect prices adjusting after rapid growth. In others, like San Francisco and San Jose, Calif., homes are selling so quickly that inventory is turning over faster than it&#8217;s being replenished. That&#8217;s why it&#8217;s important to look beyond prices to understand what&#8217;s happening in today&#8217;s luxury market.&#8221;<\/p>\n<p>San Jose displayed a similar pattern. Its luxury threshold declined 6.9% year over year, yet nearly 62% of active listings were priced above $1 million &#8212; the highest concentration in the country. Million-dollar homes also sold in a median of 38 days.<\/p>\n<p>California accounted for four of the 10 metropolitan areas with the steepest annual declines in luxury prices, underscoring the extent to which the state&#8217;s expensive housing markets are recalibrating after years of exceptional appreciation.<\/p>\n<p><strong>Faster Sales Complicate the Picture<\/strong><\/p>\n<p>The most striking feature of the July data may be what happened to the pace of sales.<\/p>\n<p>Luxury properties took longer to sell than they did in June, consistent with normal seasonal patterns, but every luxury tier still moved faster than it did a year earlier.<\/p>\n<p>Homes in the top 10% of the market sold in a median of 68 days, three days faster than in July 2025. High-end luxury properties sold in 76 days, also three days faster than a year earlier. At the very top of the market, ultra-luxury homes sold in a median of 91 days, five days faster than they did in July 2025.<\/p>\n<p>The combination of lower price thresholds and faster sales suggests the luxury market is not experiencing a simple demand-driven downturn.<\/p>\n<p>Instead, the data point to a market undergoing normalization after the pandemic-era surge, with the balance between prices, inventory and buyer demand shifting differently from one metropolitan area to another.<\/p>\n<p>In markets where supply is building, sellers are facing greater pressure to adjust prices.
