AI platform aims to tackle homebuilding bottlenecks

Swiftbuild.ai, a technology firm developing artificial intelligence (AI) tools to streamline government permitting, is drawing interest as federal officials call for faster homebuilding nationwide.

The company’s main platform, SwiftGov, is designed to help local governments reform zoning and permitting systems while keeping sensitive municipal data on U.S. servers.

Swiftbuild.ai’s offering comes as President Donald Trump has urged the nation’s largest homebuilders to increase new housing starts. He has also called on Fannie Mae and Freddie Mac to “get big homebuilders going,” claiming that builders are “sitting on two million empty lots.”

The National Association of Home Builders and several housing economists point to zoning restrictions and permitting delays as major contributors to the national housing shortage.

SwiftGov provides city and county governments with digital tools to update zoning codes, manage plan reviews and accelerate building permits.

“Federal leaders and builders have ambitious housing goals, and the path to delivery runs through local processes,” said Sabrina Dugan, co-founder of Swiftbuild.ai and inventor of several AI patents in urban planning. “SwiftGov helps local governments cut delays and deliver housing faster.”

Leaders said SwiftGov reduced zoning review times from nearly 30 days to just two in Hernando County, Florida — expediting approvals for more than 6,000 single-family homes as the county rebuilds following last year’s hurricanes.

The county estimates more than $1 million in direct cost savings and reports faster approvals for staff, developers and residents, according to Swiftbuild.ai.

“We believe these modernization and efficiency efforts will set a national example for the practical and responsible use of AI in local government,” said Ron Russo, a former U.S. Inspector General and an operations lead in Hernando County.

Swiftbuild.ai said it’s partnering with additional U.S. cities and regions — including a pilot program in Jacksonville, Florida — to streamline permitting and compliance for new housing developments.
