The Most-Wanted Rental Amenities In 2024 Include Practical Perks—and Happy Hour

When you’re renting, you’re not looking for features that add curb appeal or will still fit your aesthetic in 15 years—instead, it’s all about the amenities. Does your dream complex include a pool and an in-unit washer and dryer? Is it pet-friendly, and does it have gym access? The list of these questions you have as a renter can go on and on, and they all depend on your priorities.

Each year, Zillow Rentals releases a report that details what renters want and what they don’t really care about anymore, from pet-dedicated areas to co-working spaces. For 2024, the online real estate marketplace analyzed nearly 5.6 million rental listings to find out which amenities contributed to more saves and shares, and the data show it’s all about practicality.

“Renters are spending more money and more time in the rental market than ever before, making them more intentional about the spaces they choose,” Emily McDonald, Zillow’s rental trends expert, said in a press release.

“They are prioritizing practical amenities while also seeking community-focused perks like co-working spaces and social events. These features offer a balance of convenience and lifestyle enhancement, making renters more willing to invest in homes that cater to both their everyday needs and social lives.”

Top Amenities Renters Want in 2024

The most in-demand amenities are (perhaps unsurprisingly) the most sensible: Renters are searching the most for off-street parking, like parking garages, and in-unit laundry.

It makes sense—both of these features make life infinitely easier. Other perks renters deem essential include pet-friendly patches of turf, air filtration, and happy hours for tenants.

  • Off-street parking: saved 85% more often; shared 103% more per day compared to similar units
  • In-unit laundry: saved 76% more; shared 92% more
  • Pet-friendly patches of turf: saved 76% more; shared 91% more
  • Air filtration: saved 72% more; shared 79% more
  • Happy hours for tenants: saved 50% more; shared 67% more

The report also found that amenities previously considered essentials are no longer so essential: Listings with fitness centers, pools, and business centers have fewer saves and shares. That said, renters do like the idea of co-working spaces, which led to 16% more daily saves and 23% more daily shares compared to similar units.

Then there are the novelties that renters find exciting enough to make their deciding factor. When was the last time you spent time in an apartment building with a bowling alley? It turns out this feature along with putting green drives and modern farmhouse design are now more desirable than ever.

No matter where you choose to rent, it’s clear we’re all looking for amenities that make our lives easier—and maybe even a bit more fun.
