Our land is about 11-12 minutes from Göcek going about 40 km/h (approx. 25 mph). It is in the Taşbaşı area. It is 1453 square meters. It has, as of 2 Nov. 2021, a 12,000 TL outstanding payment (less than 1,000 GBP) that needs to be made to the state to receive the title/deed free and clear. We have applied for a “mortgaged deed” in the meanwhile.

The land may be seen at https://parselsorgu.tkgm.gov.tr/ – to do so, in the “İl Seçiniz” box, select “Muğla”. In the “İlçe Seçiniz” box, select “Fethiye”. In the “Mahalle Seçiniz” box, select “Göcek”. For “Ada”, type 457. For “Parsel”, type 7.

The land has a legal 5% construction allowance. It is possible to build a two-story building on a 75 square meter base. Good to know: I don’t know how familiar you are with how the Turkish system works, but people almost always build bigger structures and just pay a fine to the local municipality. Bottomline is, you can build pretty much as big as you want, if you have the money.

The road to the land is asphalt. It is between the villages Taşbaşı and Kepez. There are no buildings around the land, it is surrounded fully by nature.

The land currently doesn’t have grid electricity or water. That said, there is water underground. A little stream flows adjacent to the property (doesn’t run in the summer, though), so there is water underneath and it shouldn’t take too much drilling to establish a well. I should also mention there is grid water about 300 meters away. For electricity, you can set up alternative systems or apply directly to the electricity company for them to draw lines there. There is a house about 100-150 meters from the land who applied for official/grid electricity around 2 years ago, so that’s also a nice plus in terms of electricity.
