Houston’s luxury condo scene is about to get a serious health upgrade.
A new boutique tower called Ace & Ivy has officially launched sales, bringing 31 wellness-focused residences — including three penthouses — to 3100 W Alabama Street in River Oaks.
Developed by Everlight Group, the project is built around a simple idea: daily life should support longevity, movement, and recovery. And in a first for Houston, every single residence will come with its own in-home sauna.
Prices start at $2.8 million, with occupancy projected for 2028. Sales and marketing are being led by Douglas Elliman Development Marketing, with Mark Menendez serving as exclusive sales director.
Designed by Lake Flato, with in-home saunas as the baseline
Ace & Ivy was designed by acclaimed architecture firm Lake Flato Architects, known for projects that emphasize sustainability and indoor-outdoor living.

Here, wellness isn’t an add-on, it’s built into the floor plan. Each of the 31 residences is planned to include:
- An in-home sauna
- Steam shower
- Red-light therapy
- Integrated indoor-outdoor living spaces
With three penthouses going the extra mile

The three penthouses go even further, adding private wellness suites with hot-and-cold contrast therapy and a full-body red-light therapy bed.
It’s a level of residential health programming more commonly found at high-end resorts than in a Houston condo tower.
A 15-court indoor pickleball club as the social anchor
The wellness theme extends well beyond the front door.
Ace & Ivy will include a 15-court indoor pickleball club designed as both a fitness amenity and a social hub. The courts are planned with premium cushioned surfaces engineered to support joint health, along with optimized lighting and acoustics to enhance play.

The club will sit alongside curated retail and dining spaces as part of the broader mixed-use development, reinforcing the idea that movement, connection, and convenience can coexist in one address.
Hydrotherapy, mahjong, meditation, and an earthing garden
Shared amenities lean heavily into recovery and community.
Plans call for a spa with hydrotherapy features and meditation rooms, a dedicated fitness center with yoga studio, an expansive pool deck, a residents’ lounge with catering kitchen for larger gatherings, and a mahjong parlor.

An earthing garden will also be designed to encourage grounding and outdoor connection.
The mix blends physical activity with slower, restorative spaces — a nod to the “Blue Zone” philosophy that inspired the project’s foundation.
A lock-and-leave residence built around longevity
According to Everlight Group founder and CEO Winson Ho, the concept was shaped by research into communities known for longevity, focusing on activity, purpose, and strong social connection.
The result is positioned as a true lock-and-leave residence, one that pairs traditional luxury finishes with built-in wellness programming that buyers typically seek out at private clubs or destination resorts.

With just 31 residences planned and pricing starting at $2.8 million, Ace & Ivy is aiming to carve out a new niche in Houston’s high-end market — one where saunas, red-light therapy, and pickleball courts are no longer extras, but expectations.
