If you’re looking for the ultimate escape plan, Canada might just have the answer — and it’s floating in the Atlantic.
A one-of-a-kind, 10-acre private island off the coast of Nova Scotia is on the market for $6.8 million USD (or $9.25 million CAD), offering a truly rare mix of security, luxury, and full self-sufficiency. And unlike most private islands, this one’s already been developed — no need to bring in architects or barge in supplies. Everything you need is already here.
Called Strum Island, the property was built in the aftermath of 9/11 by an American developer who wanted a place where he could ride out worst-case scenarios in comfort.
It took two decades and more than $16 million CAD to build out the island into a resilient, fully furnished retreat.
Today, the result is an incredibly well-equipped compound with a 9,500-square-foot main lodge, multiple guest structures, power and food systems, and even a helicopter landing pad — all just a quick boat ride from the mainland and a 15-minute flight from Halifax Airport. It even benefits from Mahone Bay’s mild coastal microclimate, making year-round island living a real possibility — even in Canada.
A fully developed, self-reliant private island — for less than $7 million

Offered at $6.8 million, Strum Island comes with a long list of standout features and amenities.
The centerpiece of the property is The Lodge, a nearly 10,000-square-foot main home with distinct rustic appeal. Other buildings on the island include a boathouse, beach hut, a flex-use staff quarters, and a charming Rose Cottage, bringing total indoor space to more than 12,000 square feet.
Outdoors, the island has vegetable gardens, year-round greenhouses, orchards, berry patches, and medicinal plant gardens — plus several miles of walking trails that wind through thousands of trees planted as part of the island’s long-term sustainability plan.
The listing is held by Eric Meredith and Tim Allen of Coldwell Banker Realty, and comes fully furnished — boats, truck, tools, and all.

Anchored by a sizable main house dubbed The Lodge
The 9,500-square-foot main residence comes with six bedroom suites, a massive great room, a formal dining hall, a theater, and a gourmet kitchen equipped with dual Lacanche ranges.

The great room features a hand-carved bar and fireplace
Inside the main lodge, the great room delivers instant wow-factor.
It centers around a hand-carved walnut bar, complete with a hammered copper sink and Освещение в стиле Тиффани, and a large fireplace surrounded by warm, rustic wood. It’s an ideal spot to entertain, or hunker down with a good book when the wind picks up outside.

A fully loaded gourmet kitchen with double Lacanche ranges
For anyone who loves to cook, the island’s kitchen is a dream. It’s equipped with dual Lacanche gas ranges — a rare sight even in top-tier homes — and offers ample space to prepare meals using produce grown right on the island.

An observatory tops the home with panoramic views
The top floor of the lodge holds an observatory that offers 360-degree views of the surrounding bay. Above that is a Widow’s Walk — a rooftop lookout modeled after traditional Новая Англия and Maritime coastal homes (and yes, Taylor Swift’s Rhode Island home has one too).

Six suites for guests
The main house contains six oversized bedroom suites that balance rustic charm with high-end materials — perfect for accommodating visiting guests or large groups.
Between the suites and the additional cottages and staff housing, the island can comfortably host many guests at once.

A Lobster Temple just for cooking and entertaining
One of the most unusual — and charming — additions to Strum Island is the Lobster Temple, a dedicated outdoor structure built for lobster boils and coastal feasts.
“Growing up, the developer’s grandfather had a similar structure for cooking crab to keep the fish smell out of the house,” explains caretaker Anthony Smith. “It makes a fantastic gathering spot for outdoor meals and entertaining guests.”

Year-round food production and clean water supply
The island’s food systems are no joke. Extensive gardens grow vegetables, berries, and medicinal herbs, and the property’s orchards produce apples and other fruits. Greenhouses allow for year-round harvests, and the surrounding ocean offers up scallops, mussels, fish, and lobster. There are even plans in place to ensure a long-term firewood supply.
Water comes from dug and drilled wells tapping into a natural aquifer, then filtered using UV treatment systems. In the developer’s words, “Strum Island has its own pure, clean water supply.”

The island has heat and power systems designed to last
While Strum Island is connected to the mainland electrical grid via underground cables, it’s also fully off-grid capable.
Two propane-powered generators (with a two-year fuel supply on-site) can power the entire island if needed. Heat sources include in-floor radiant heating, electric, hydraulic, and wood-burning systems, ensuring comfort in any season.

Built to withstand erosion, storms, and disaster
Strum Island wasn’t just designed for comfort — it was built to last. More than 500 truckloads of boulders were brought in to create a seawall that wraps around the island’s edge, reinforcing it against erosion and wave impact. The main structures feature impact-resistant glass to help protect against hurricanes and earthquakes.

Reforested with 50,000 new trees and plants
Almost every single tree on the Canadian island was replanted as part of a long-term ecological plan.
According to the developer, roughly 50,000 trees and bushes were added to the landscape, including hardwoods, softwoods, and vitamin C-rich fruit-bearing plants like blueberries, strawberries, and gooseberries. The soil was enriched with nutrients for long-term cultivation.

Comes with boats, a truck, and a private mainland wharf
Unlike most private islands, access here is relatively easy. The property includes a private wharf on the mainland — just 530 meters away, or about a 2-minute boat ride — and a helipad on the island for quick flights to and from Halifax International Airport.
The sale includes two boats and a truck, making the entire property a truly turnkey setup.

Previously featured on HGTV’s ‘Island Hunters’
Strum Island has had its share of screen time. It was featured on HGTV’s Island Hunters, and later showcased on the YouTube travel channel Delightful Travellers, where it was described as “Canada’s Most Exclusive Private Island.”
That title still feels accurate today.
