Miami has never been shy about starring in music videos, but this one comes with a real-estate twist.
A high-design loft inside the iconic Ten Museum Park tower — featured throughout Maluma’s Coco Loco video — is about to hit the market for $2,500,000 with Miltiadis Kastanis of Compass.
The 1,802-square-foot residence, perched 22 stories above the Arts & Entertainment District, is already striking on its own. But once Maluma’s creative team tapped it as a primary filming location, the loft picked up a very specific form of Miami bragging rights: architectural pedigree and pop-culture provenance.
Designed by award-winning luxury firm B+G Design, the loft carries the polished, gallery-like feel the firm is known for — sleek lines, sculptural moments, and a minimalist backdrop that lets the city do most of the talking.
That dramatic scale is exactly what attracted the Coco Loco team: the soaring volume, the monochromatic palette, the way the natural light hits the double-height glass at all hours.
And yes, the camera loved it.
A double-height great room built for its close-up

The main living space delivers Ten Museum Park’s signature drama: 20-foot, floor-to-ceiling impact glass designed by Oppenheim Architecture.
The room looks straight out at Museum Park, Biscayne Bay, and the skyline — panoramic Miami at its best.
Polished interiors, open living areas
The open volume gives the space a cinematic quality, helped along by contemporary, grained flooring that brings warmth into the monochrome envelope. Custom built-ins keep the lines clean, while motorized solar shades add practicality to the tower’s flood of sunlight.

A sleek, fully loaded Italian kitchen
Anchoring the main level is a minimalist Italian kitchen outfitted with Miele, Sub-Zero, and Bosch appliances. A stone island acts as the center of gravity — part workspace, part design statement — while the open layout keeps everything visually connected to the great room.
It’s streamlined, polished, and instantly ready for service, whether for actual cooking or for looking good in a music video.

How Maluma ended up filming here
The backstory is almost as good as the listing itself. One Saturday afternoon, B+G Design co-founder Giselle Sugerman opened an email from a location scout asking to tour the residence. She had no idea the request would snowball into global Latin superstar Maluma filming his newest single inside their home.
“I was beyond excited and thrilled that our home was going to be a setting for Maluma’s video,” Sugerman said in an interview. “It is really an honor to have your work recognized.”
Director Jessy Terrero chose the condo for its sculptural architecture and chic, monochromatic styling. One standout moment in the video features the Minotti Lawson sofa against the detailed Parisian moldings — a shot that became one of the visual anchors of “Coco Loco.”

Watching the production unfold was a behind-the-scenes lesson in scale. “What you see in a final production is just a part of what goes on behind the scenes,” Sugerman says.
“Once we photograph a project, you see the professional photos, but what is orchestrated for months and sometimes years prior is what we do to make these spaces unique and special.”
Designed for a streamlined, luxurious lifestyle

The loft’s thoughtfully edited finishes include:
- Contemporary wide-plank flooring
- Custom storage built-ins
- Motorized solar shades
- Full-size Miele washer and dryer
- Two parking spaces
- Climate-controlled storage
Everything is calibrated to elevate the minimalist architecture without cluttering its lines.

A condo tower known for wellness and resort-level perks
Residents of Ten Museum Park enjoy one of Miami’s most coveted amenity collections, including the 25,000-square-foot Clinique La Prairie Wellness Center & Spa — a full-scale retreat with aromatherapy and chromotherapy pavilions, meditative zones, treatment rooms, and dedicated steam and sauna facilities.
The tower also features six pools (sunrise, sunset, lap, and plunge options), along with 24-hour concierge and valet services.

A location that hits every Miami highlight
Sitting directly across from Museum Park — home to PAMM and the Frost Museum of Science — the residence is surrounded by some of the city’s strongest cultural anchors. The Design District, the Arsht Center, the MacArthur Causeway, and downtown’s growing restaurant scene are all within minutes.
It’s a loft with architectural depth, design credibility, and a rare pop-culture boost, making Residence 2202 at 1040 Biscayne Blvd. one of the more distinctive opportunities to surface in Miami’s luxury condo market.
