Prescott Estates, a landmark waterfront development site in Miami’s historic Bayside District, has been acquired for $20 million and will be ushering in one of South Florida’s most exclusive new luxury communities.
The project will bring just five individually designed waterfront estates to market, including the historic Prescott Mansion, which will be restored and reimagined as the centerpiece of the enclave.
Procure Development purchased the property and plans to begin construction in October. Chad Carroll of The Chad Carroll Group at Compass, who represented both sides of the transaction, will also handle exclusive sales and marketing for the community.
“This is a true legacy project that will last for generations,” Carroll said in a statement. “Prescott Estates is a distinctive community where every home is connected through luxury and design integrity, yet each estate stands as a statement piece of its own.”
The 1.4-acre site includes 345 feet of unobstructed bay frontage, four deepwater docks designed to accommodate yachts up to 100 feet, and panoramic views stretching from Biscayne Bay to downtown Miami and Miami Beach.

“Prescott Estates represents the only opportunity on Miami’s open bay to develop multiple estates side by side with a unified, elevated vision,” Carroll added.
The development team includes architects Ivan Kadey and Chris Fernandez, landscape designer Raymond Jungles, and interiors by Stephanie Harroch of XID. Together, they aim to preserve the historic character of the neighborhood while delivering a forward-looking design vision.
Anchoring the project is Villa Prescott, a Mediterranean Revival estate originally built in the 1920s.
The 8,280-square-foot residence will be meticulously rebuilt and elevated on a stone plinth, preserving its historic detailing while incorporating modern systems and finishes. Plans call for six bedrooms and seven-and-a-half baths, making it the largest and most historically significant property in the community.
Four additional contemporary homes, each directly on the water, will range between 4,711 and 7,621 square feet.

Inspired by mid-century modern design, these residences will feature elevated structures, “floating” living rooms that extend over the bay, and floor-to-ceiling glass walls.
Each home will offer a private bayfront pool, summer kitchen, and yacht access, along with interiors that include double-height living rooms, chef’s kitchens, elevators, staff suites, and dedicated lounge or office space.
Located at 1000 NE 72nd St. and 7101 NE 10th Ave., Prescott Estates residences are priced between $15 million and $25 million.
