New 56-story luxury tower gets green light in Miami’s Edgewater

Edgewater is set to see another high-rise join its growing skyline.

Edge House Miami, a 56-story luxury tower from developer Grupo T&C and designed by architect Kobi Karp, has received the green light from Miami’s Urban Development Review Board. The approval moves the project one step closer to construction at 1825 NE 4th Avenue, in one of the city’s most in-demand neighborhoods.

The building is planned as a home-sharing friendly development, with 608 turnkey residences ranging from compact studios to three-bedroom layouts. Each unit will come fully furnished by Adriana Hoyos Design Studio, part of a strategy to appeal to both end users and investors.

Grupo T&C’s founder and CEO William Ticona called the approval “a major milestone,” noting that Edge House is designed to meet the evolving needs of Miami residents who want flexibility, design quality, and strong investment potential in a single package.

Residences will range from studios to three bedrooms

Edge House Miami will bring 608 turnkey units to market, ranging from studios to three-bedroom layouts. Sizes will span 410 to 1,242 square feet.

Each home will come fully furnished by Adriana Hoyos Design Studio and will feature nine-foot ceilings, floor-to-ceiling windows, and private terraces. Smart Building technology is planned throughout, adding digital convenience to everyday living.

Wellness amenities include treatment rooms and yoga studio

Health and wellness features will take center stage at Edge House.

Amenities include a full wellness center with treatment rooms, a private yoga studio, and a state-of-the-art fitness facility. Residents will also have access to both active and tranquil swimming pools designed for different types of use.

Co-working, podcasting, and social lounges for residents

Recognizing the importance of flexible lifestyles, the building will include multiple co-working spaces, private meeting rooms, and a podcast studio.

Indoor and outdoor lounges will provide settings for both work and social gatherings, while the main lobby lounge will feature gourmet coffee, snack service, and a bar.

Landscaped outdoor areas and family-friendly additions

Edge House will include landscaped outdoor spaces designed by Witkin Hults & Partners.

These will feature a garden area, a children’s playground, and even a resident-only putting green. The building’s elevated pool deck will provide additional outdoor space with views over the city and Biscayne Bay.

Smart building systems and Biosecure technology

Edge House is planned as the area’s first Biosecure short-term rental tower. Clear™ purification technology will be integrated into every unit, designed to treat air, water, and surfaces. This system, along with the tower’s Smart Building infrastructure, is meant to prioritize both wellness and efficiency.

A building delivered by a development team with international and local ties

The project is being led by Grupo T&C, with Kobi Karp Architecture & Interior Design overseeing the building’s design. Interiors will be curated by Adriana Hoyos Design Studio, and outdoor landscaping will be handled by Witkin Hults & Partners.

Sales and marketing for the luxury condo building are exclusively managed by Douglas Elliman Development Marketing.

Edgewater continues to attract luxury development

The tower’s location at 1825 NE 4th Avenue offers close access to the Design District, Midtown, Downtown, Brickell, and Miami Beach. Edgewater has become one of Miami’s busiest development corridors, with other high-rise projects like Aria Reserve, Missoni Baia, and ELLE Residences adding to the neighborhood’s luxury profile.

Recent reporting from Forbes noted that Edgewater is now one of Miami’s fastest-rising upscale markets, though increasing supply has tempered pricing growth in some areas.

Construction phase ready to start, with completion set for 2028

With city approvals in place, Edge House Miami is set to move toward the construction phase. Thornton Construction is expected to begin work as preparations get underway.

Delivery is targeted for 2028, when the building will join the latest wave of residential towers shaping Edgewater’s waterfront.
