According to Redfin’s analysis published Tuesday, during the second quarter of 2025, the average buyer’s agent commission was 2.43%, up from 2.38% in Q2 2024.
This is the third consecutive quarter that commissions increased after the NAR settlement business practice changes went into effect in August 2024. When the rule changes were implemented, the average buyer’s agent commission was 2.36%, according to Redfin’s data.
The analysis is based on data from Redfin’s buyer’s agent commissions for closed home sales, as well as data from listings sold by Redfin agents, deals referred by Redfin.com to partner agents, and deals where buyers used Кредиты на жилье под залог недвижимости Bay Equity.
Redfin attributes the uptick in buyer’s agent commissions to buyers who currently have more negotiating power than sellers in many markets across the country. This is enabling them to negotiate higher paydays for their agents.
According to a Redfin agent in Austin, whose housing market has rapidly slowed from the height of the post-pandemic frenzy, most buyer’s agents are now trying to negotiate for a 3% commission. He said this is up from 2.5% to 2.75% prior to the NAR settlement going into effect.
“Buyers can walk away if the seller does not pay the buyer’s agent commission, and they’ll likely be able to find another home they like with a seller who is willing to pay what the buyer is asking for to offload their home,” Andrew Vallejo, a Redfin Premier agent in Austin, said in a statement.

“Most buyers in our market have been coming in with an expectation of a 2.7% commission to their agent,” Olson said in a statement. “That said, I’ve been seeing some flexibility lately, and I’ve had success negotiating it down to 2.5% in a number of cases.”
Across homes sold for less than $500,000, the average buyer’s agent commission was 2.52% in Q2 2025, up from 2.5% in the prior quarter and 2.45% one year ago.
Redfin said this is the highest level of buyer’s agent commission recorded at this price point in nearly two years.
Homes that sold for $500,000 to $999,999 recorded an average buyer’s agent commission of 2.34%, up from 2.31% in the prior quarter and one year ago.
For homes that sold for $1 million or more, the average commission in Q2 2025 rose to 2.21%, an improvement over the all-time low of 2.19% set in the first quarter but still below the 2.24% figure recorded a year ago.
Redfin is not the only firm reporting an uptick in agent commissions in the past year. Data from RealTrends Консалтинг shows that agent commissions rose from an average of 2.65% in September 2024 to 2.71% as of early August.
