Tankhouse’s design-forward Brooklyn project 144 Vanderbilt has officially passed the halfway mark in sales, with 15 of the 26 residences now under contract or closed.

The milestone reflects not just momentum but record-setting performance: the building accounts for six of the top ten condominium sales in the history of Fort Greene and Clinton Hill, including Residence 6A, which signed for $4.2 million in September 2025, and Residence 4C, which closed this summer at nearly $4 million.

Residents began moving in on July 1, and the project has now surpassed the 50% sold mark by both units and dollar volume — a benchmark that underscores Brooklyn buyers’ growing appetite for design-led developments with a strong local identity.

“Reaching this milestone validates our belief that thoughtful, design-forward living resonates deeply with New Yorkers,” said Sam Alison-Mayne, co-founder of Tankhouse. “Buyers are connecting with the building’s human scale, its connection to Fort Greene, and the way SO–IL’s design brings light, openness, and a real sense of community to urban living.”

A new landmark for Fort Greene

Designed by SO–IL, the internationally recognized Brooklyn-based architecture firm, 144 Vanderbilt reimagines urban living with a staggered, sculptural form that’s both functional and playful — and that reminds me of Habitat 67, the famous architectural complex in Montreal by architect Moshe Safdie.

The eight-story, 89,847-square-foot building sits at the corner of Vanderbilt and Myrtle Avenues, straddling two zoning districts that shaped its unique design.

Along Vanderbilt Avenue, the structure rises just four stories to align with the neighboring townhouses, then steps up to eight stories on Myrtle Avenue, blending seamlessly into the corridor’s rhythm.

The result is a dynamic composition that feels like a vertical village — each residence articulated by subtle shifts in height, angle, and setback, with oversized windows that frame sweeping views of Fort Greene Park, Brooklyn, and the Manhattan skyline beyond.

“There’s an appetite for homes that feel authentic to Brooklyn—curated with intention, and built by a team that lives and works right here in the community,” added Sebastian Mendez, co-founder of Tankhouse.
