A new collection of ultra-luxury homes is bringing an unusual level of exclusivity to the American housing market — not because of where they’re being built, but because buyers get to decide where they will stand.
Officially unveiled during Pebble Beach Concours d’Elegance week, the Collection Sei Design by Pininfarina consists of just six fully furnished single-family residences priced at $16.95 million each.
Rather than being clustered within a gated community or luxury development, every home will be custom built on a buyer’s privately owned homesite, allowing owners to pair the same architectural vision with locations ranging from oceanfront cliffs and mountain retreats to private ranches and waterfront estates across the country.
The first Pininfarina-branded homes in the US
The collection marks the first time the celebrated Italian design house Pininfarina has introduced branded single-family residences in the United States.
But while the name behind the project carries global recognition, the homes themselves take center stage.
Each residence spans approximately 8,000 square feet and is delivered fully furnished as a turnkey estate.
Buyers must already own — or acquire — a pre-approved homesite of at least 20,000 square feet, after which luxury homebuilder Manny Angelo Varas and MV Group USA oversee construction and delivery.
Rather than adapting a standard floor plan to different locations, the homes were conceived as highly individualized residences designed to respond to their surroundings.
Architecture, interiors, landscaping, and outdoor living areas were planned as one continuous composition, allowing each home to feel deeply connected to its specific setting while maintaining a consistent design language across the six residences.
Indoor-outdoor living and light-filled interiors
The emphasis throughout is on seamless indoor-outdoor living.
Expansive walls of glass blur the distinction between interior spaces and the surrounding landscape, while generous outdoor entertaining areas become natural extensions of the home’s principal living spaces.
Light, views, and movement through the property play as important a role as the architecture itself, creating residences intended to feel equally suited for everyday living and large-scale entertaining.
Unlike many branded residential offerings tied to luxury hotels or condominium towers, Collection Sei follows a far more personal model.
Every home is individually commissioned and constructed for a specific owner, resulting in a level of exclusivity rarely seen in the single-family market.
Launched at the Pebble Beach Concours d’Elegance
The collection was introduced during one of the automotive world’s most prestigious gatherings, the Pebble Beach Concours d’Elegance, where it made its debut before an audience of collectors and luxury enthusiasts.
The timing reflects the project’s inspiration, drawing on decades of design thinking that has shaped some of the world’s most recognizable automobiles while translating those same principles into residential architecture.
Only six homes will ever be built.
That scarcity, combined with the freedom to choose virtually any qualifying homesite in the country, positions the collection less like a traditional real estate development and more like a limited-edition series of bespoke residences created for buyers seeking something unavailable anywhere else in the U.S. luxury housing market.
