Costa Rica’s luxury real estate market has long revolved around a handful of established destinations, with Peninsula Papagayo setting the benchmark for branded resort communities over the past two decades.
Now another stretch of coastline is emerging as the country’s next ultra-luxury address.
The first Estate Homes at Waldorf Astoria Residences Costa Rica Punta Cacique have officially been completed, marking the debut of Costa Rica’s first Waldorf Astoria-branded private residences.
Located on the spectacular Cacique Peninsula in Guanacaste, the cliffside homes overlook Playa Penca and the Gulf of Papagayo, with more than half of the collection already sold before completion.
The milestone represents the next chapter in a vision first conceived nearly 20 years ago by Steve Case, the co-founder of AOL.
In 2006, his company, Revolution Places, acquired the 600-acre peninsula with the goal of creating a thoughtfully planned community that prioritized both luxury living and Costa Rica’s extraordinary natural landscape.
Today, that vision has taken tangible form.
Designed by GarnierArquitectos, RoblesArq, and EDSA, the limited collection comprises just 22 Estate Homes, with prices ranging from the mid-$7 million range to $11.75 million.
Sales have now opened for the remaining 10 residences following the completion and delivery of the first three homes.
Rather than dominating the landscape, the residences were designed to follow the contours of the bluff, allowing nearly every room to capture uninterrupted Pacific Ocean views while maintaining a strong connection to the surrounding environment.
Each fully furnished residence offers four or five bedrooms, with interior living spaces ranging from approximately 4,444 to 5,736 square feet.
Including expansive terraces and outdoor living areas, total living space reaches as much as 11,027 square feet. Several homes also feature dual ocean-view swimming pools, while all include private elevators, outdoor kitchens, entertaining terraces, and pools overlooking the coastline.
Inside, the design embraces natural materials and understated luxury rather than excess.
Leathered Taj Mahal quartzite countertops anchor gourmet Cucine Lube kitchens equipped with premium appliances, while primary suites open onto private terraces and feature spa-inspired bathrooms finished with Vermont beige marble, Apaiser soaking tubs, and Kohler Vibrant Titanium fixtures.
Throughout the homes, Turkish Rimini beige marble flooring, chukum plaster walls, teak ceilings, eucalyptus veneer millwork, bespoke Naturtex wall panels, and Arabescato Orobico marble create interiors that feel distinctly connected to Costa Rica’s landscape.
Owners receive considerably more than a private residence.
The homes are part of the broader Punta Cacique master-planned community, where residents enjoy full access to the newly opened Waldorf Astoria Costa Rica Punta Cacique resort, the brand’s first property in the country.
The resort was recently named the top resort in Guanacaste in Travel + Leisure’s World’s Best Awards and provides Estate Home owners with 24-hour concierge service, six restaurants, a private beach club, multiple pools, a 17,000-square-foot spa and wellness sanctuary, fitness facilities, yoga pavilion, and dedicated children’s and teens’ clubs.
Ownership also includes Hilton Honors Diamond status for as long as the residence is owned, along with the option to participate in a professionally managed Hilton rental program.
The development arrives as buyers increasingly look beyond Costa Rica’s established luxury enclaves in search of newer branded communities with long-term growth potential.
Positioned just 30 minutes from Daniel Oduber Quirós International Airport yet surrounded by protected coastline, beaches, and rainforest, Punta Cacique has quickly become one of the country’s most closely watched luxury developments.
And while the first homeowners are now settling in, the broader vision remains far from complete.
Future phases of the 600-acre community are expected to include additional residences, wellness-focused amenities, a working farm, equestrian facilities, and a curated village designed to encourage a slower, more connected way of living on one of Costa Rica’s most remarkable coastlines.
