Luxury house in Slovenia – Ljubljana

In the Ljubljana – Capital city of Slovenia, in idyllic neighborhood, we are selling a luxury house with swimming pool, which due to its size, location and layout, provides comfort and plenty of privacy, easy access to all important infrastructure,  the airport and is a great starting point for excursions.

The house stands on a plot in size of 4,759 m2. It is built with high quality materials. The house is oriented East – West. Due to the layout of the rooms, the eastern sun illuminates and heats also the western part of the house in winter. In the summer time, when the arc of the sun is higher, however, the sun does not illuminate the inside parts of the house.

In the western part of the house there is a spacious terrace. The house is earthquake-proof and stylishly furnished with wooden furniture. The walls are 19 cm thick, with a layer of thermal insulation and porolite. Entrance doors are wooden. Most windows are wooden with double-glazed thermogas glazing and shaded with internal blinds.

Basement:

In the basement of the house there is a studio apartment with a separated entrance (36.9 m2), a garage for two larger vehicles with a lift door (41.3 m2), a boiler room with fixtures, two cisterns and a water heater and a large storage area ), bathroom (10.2m2), dressing room (9.3m2), all connected by a spacious hallway. In the basement, except in the studio apartment, ceramics are laid on the floor, also in the staircase leading from the basement to the ground floor. The railing on the staircase is wooden. Heating is on radiators.

Ground floor with terrace:

On the ground floor there is a large central living room (86m2), which includes a kitchen, dining room, living room with fireplace and an exit to a pleasant terrace and a winter garden. The furniture in the kitchen was custom made, the wood is cherry, the kitchen linings are made of marble. The terrace, which is accessed from the living area, is paved, oriented to the west and continues into the green area in front of the house. On the ground floor, in addition to the living room, there is a spacious hallway (25.8 m2), a small bathroom with toilet (3.5 m2), a large library (23.5 m2) with access to the balcony, office or guest room and utility with refrigerators, laundry and storage areas (16.5m2). Ceramics are laid on the floor, there is underfloor and radiator heating and a fireplace is installed in the living room. The staircase leading to the first floor is wooden. There is also a protective fence for children.

Floor:

The attic part is a spacious hallway with a wooden staircase (25.8 m2), two large rooms (33.6 m2 and 29.6 m2) with access to a common terrace (12.43 m2), which is still unfinished. On the first floor, in addition to two rooms and a bathroom (9.3 m2 – built-in corner bathtub lined with ceramics, but without sanitary ceramics), a larger (parent) apartment, which consists of a bedroom with work area (36.9 m2), wardrobe (9.36 m2) , large bathroom (10.72 m2) and has an access to the balcony. Parquet is laid on the floor, except in the bathrooms.
